How do you get your fees so low?

What is closing and title insurance?
Closing transfers the deed from seller to buyer after signing a sales contract. Title insurance is a policy that protects you from any financial loss sustained from defects in a title to a property — such as unknown liens, recording errors, or undisclosed heirs.
I have an offer and I want to work with you, what do I do next?

Do I need a lawyer to close?
No lawyer is required in Florida or Texas — a licensed title agent handles the closing process, prepares all legal documents, and ensures funds are properly disbursed. You are always welcome to have an attorney review your documents, and we can provide referrals to real estate attorneys if needed.
How do you do closing day?
We offer three flexible options: in-office signing at our South Miami or Houston locations, a mobile notary who travels to you, or a fully online closing using Remote Online Notarization (RON) — which lets buyers, sellers, and lenders sign from any device, anywhere in the world.
Which states are you available in?
We're currently licensed in Florida and Texas, serving residential and commercial transactions statewide. We're actively expanding to additional states — contact us if your property is in another state and we will let you know as soon as we are available in your area.
Who chooses the title company?
The choice is negotiable in any real estate transaction. What matters most is cost transparency — settlement fees vary by company, though state-regulated title insurance premiums remain the same regardless of which company you choose.
The other party already has a title company, can I still use Beycome Title?
Yes. We can represent you while coordinating with the other party's title company, with fees split as negotiated.
Do I really need owner's title insurance if I'm paying cash?
It's not legally required for cash purchases, but it's strongly recommended. Without a lender requiring it, no one is checking for title defects on your behalf. Owner's title insurance protects your full investment for a one-time premium paid at closing — if a prior lien, undisclosed heir, or recording error surfaces years later, your policy covers legal costs and financial losses.

Yes. Title insurance covers legal costs or financial losses for hidden liens, recording errors, or undisclosed heirs that surface after closing.
How do I get my money after closing?
Sellers receive their net proceeds via wire transfer to their bank account, typically the same day the deed is recorded with the county — usually within a few hours of signing. Certified check requests are also available. We provide a detailed closing statement (ALTA settlement statement) so you can verify every deduction before funds are released.
